The new Maguire campus in North Sioux Falls, SD, is a shining example of how innovative design and local collaboration can drive community growth. Designed to support modern water tank fabrication, the state-of-the-art facility spans 115,000 square feet across three buildings, including a corporate headquarters, fabrication facility, and maintenance building.

The centerpiece of the campus is a 75,000-square-foot fabrication facility. The 68,000-square-foot production floor is outfitted with cutting-edge equipment, including 15 overhead cranes, five jib cranes, a 1.3 million-pound steel press, steel-bending rollers, paint booths, and a blast booth, all designed to optimize the manufacturing process for water towers. Adjacent to the plant, a two-story, 7,000-square-foot office space provides panoramic views of the campus, creating a dynamic connection between administrative and manufacturing operations.

Gage Brothers played a vital role in the project by supplying insulated precast panels for the fabrication facility’s envelope and portions of the office, as well as hollowcore for the mezzanine in the workshop. Each wall panel was meticulously finished with a sandblast texture to achieve a refined and durable aesthetic that reflects the state-of-the-art nature of the facility.

This $30 million project also incorporated advanced technology, robotics, and employee-centric design elements to enhance lighting, acoustics, and air quality, creating a workplace that prioritizes both functionality and well-being. Other features include a wellness room, walking paths, bike racks, gardening stations, and healthy on-site food options.

Gage Brothers’ proximity—just 4.3 miles from the project site—not only reduced trucking needs and the project’s carbon footprint but also demonstrated the value of working with local partners who prioritize sustainability. Constructed in just 12 months, despite challenging South Dakota winter conditions, the fabrication facility and office structures were erected in an impressive 8 weeks.
