In the heart of Sioux Falls, two longstanding manufacturers, Maguire and Gage Brothers, have partnered on a project that reflects their shared values of innovation, community commitment, and a people-first culture.

Spanning 115,000 square feet across three buildings, the facility includes a state-of-the-art fabrication plant, maintenance shop, and corporate office. Gage Brothers played a key role in bringing this vision to life by supplying insulated precast panels for the manufacturing facility and portions of the office. The panels, finished with a refined sandblast texture, provided a durable, visually striking envelope for the buildings. Additionally, hollowcore was utilized in the workshop mezzanine, showcasing the versatility and efficiency of precast solutions.
The use of precast concrete brought several advantages to the project, including its ability to speed up construction timelines. The steel and precast structure of the facility was erected in just 8 weeks—an impressive feat, especially during the harsh South Dakota winter. The precision and durability of precast also contributed to the facility’s energy efficiency, complementing sustainable features like solatubes for maximizing natural light and an advanced HVAC system designed to maintain employee comfort year-round.
What makes this project even more meaningful is the proximity of the two companies. Located just 4.3 miles apart, the collaboration reduced trucking needs, minimized the project’s carbon footprint, and underscored the importance of supporting local partnerships. This $30 million facility not only enhances Maguire’s manufacturing capabilities but also embodies a commitment to sustainability and employee well-being. From walking paths and a wellness room to bike racks and healthy on-site food options, the campus is designed with people in mind.
